Alliance Commercial Property Management based in Greensboro, NC, engaged Eric Forshee to identify “why they are not profitable”, through evaluation of their existing property management operations, staffing and employee effectiveness, and to provide a financial analysis of their pricing and profitability.
The report included a thorough evaluation of all employees and a summary of their capabilities and motivations, along with a financial model that was developed around existing operations that included recommendations respecting staffing, scope creep and missed financial opportunities.
“The thoroughness and detailed evaluation of the property management staff and the financial analysis that illustrated the true costs and profitability of each assignment, along with recommendations for driving greater profitability, were instrumental in getting the company on track to positive returns, and the financial model continues to guide our operations.”

Real Estate agents, commercial or residential, tend to conjure up images of fast talking three card Monty players.
And then there is Eric Forshee. I met Eric while looking to relocate my company to a bigger office space. We were in a space that was 11,000 feet, and we needed something closer to 20,000.
I was working with one of the well-known, high profile brokers in town. They did their job finding us available spaces, of which two looked promising. It was obvious that they wanted us to lease option A, and they even went so far as to tell me that our deal potential with option B was zilch, and that we would have to be more flexible in accepting the terms offered.
Option B had been sitting empty for a couple of years. Why would someone stop negotiating? It made no sense. So, I cut through all of the bull, and contacted the asset manager directly. Eric Forshee was the person to contact.
Eric was ready to negotiate. I mean really, what a surprise.
The result is that we sat down, hammered out the details, and we signed a five-year deal. Eric made it happen. He and I went back and forth on a couple big issues, and at the end of the day, we both gave a little more than we wanted to.
"Next time we need space, Eric will be first call I make!"
